Time of the Essence Clause

hi all,

 

so I've met with a seller about a home. I really want to take advantage of the 8000 dollar tax credit. Would it be wise to include a TIME OF THE ESSENSE CLAUSE to close on or before December 1. Also to add that I have already been pre approved.

 

Any ideas?

I guess it would depend on whether you are buying something existing or having it built. I would ask your realtor, if you have one. Also if you can put that clause in make sure that it reads to close on or before November 30th, cause thats when the time expires for the tax credit...if you close on December 1st, you may not get the tax credit, but I also read some where that it may be extended...Good luck!
