To mortgage experts - opt out or credit report freeze

Hi,

I am trying to get my house refinanced. Have some old collection that's sold to junk debt collectors.

I am concerned that they might add bad tradelines if they see our mortgage inquiry.

What's the best way to prevent that? Does opt out and credit report freeze work the same way?

What would be the best approach?
