got our FHA appraisal back and all is good except a few water stains which we knew about due to poor Winterization (foreclosure property) However the seller (Fannie Mae) fixed these items and we had a full home inspection to confirm...however now FHA appraiser states

Water stains were noted to be on ceiling in kitchen above bay window and in upstairs full bathroom around
vent. A roof inspection is required to determine if stains are due to roof failure. Water stains were also
noted on kitchen ceiling below second floor bathroom. Drywall repair was noted on laundry room ceiling
and wall in master bedroom and hallway adjacent to full bathroom. A qualified professional inspection is
required to determine if these water stains are due to roof failure or plumbing. Appraiser unable to
adequately observe roof during appointment because roof covered with snow. See Photo Addendum.
This appraisal is being made subject to an inspection of the subject's roof and plumbing by a qualified
professional to determine if any repairs are necessary. The appraiser is making an extraordinary
assumption that no repairs are necessary. The use of this assumption may have an effect on the value
opinion if found to be incorrect.
The subject meets FHA/HUD minimum property requirements/standards set forth in handbooks 4150.2 and
4905.1 under the extraordinary assumption that no repairs are necessary or all required repairs are
completed."
Now when we had our home inspection they went in and looked at the roof and attic took pictures and all that so not sure what else they are requiring since the inspector came back with the roof was ok? the inspection was done prior to the appraisal...Do I have to get a separate roofing person now on top of that??? or can I just use the inspection I got prior to the appraisal considering they are certified home inspectors in the state of ohio? As always any and all assistance would be greatly appreciated.

Whenever I have run across this (I'm a Realtor, not a lender) the lender has required a separate roof inspection from a certified roofer that the roof has a remaining life of at least five years.
Don't send the regular inspection report to the lender. Your agent should have a couple of roofers for you to choose from that can do the proper roof inspection and write up a letter attesting to the remaining life of the roof.
OK, the inspectors referred us to a roofer who will hopefully get out there tomorrow (suppose to rain) the snow should melt today due to us getting a bit of a warm spell (40's whoohoo) I'm just super anxious cause we got our underwriting approval yesterday and I know this and one other item is going to be a condition of final approval waiting on Lender to give us the approval conditions...so trying to get in front of it...would be nice to close before Christmas
outside of those things i meantioned they put these on top of them...just cant figure it out.

Sounds like you are working on conditions now...that's a good thing.
Mold insp - normal (FHA requires house to be in good condition - especially health and safety areas)
DH divorce decree - normal when applicable
LOX - simple is better. do you still have business? Sounds like it if deductions are still being taken in 2012. Discuss with your LO before you submit anything

Don't know what 744 State Rte 61 Marengo is...do you? discuss with your LO
Was your plumbing ok in the inspec report? Sounds like repairs were needed. That is normal on a FHA loan - working plumbing is a health and safety issue
Yes we are working on conditions...these are the ones my lender said was to start
My question was do they want a full mold inspection...the water stains came from when we turned the water on and the pipes leaked..there where not there before and the seller has since fixed that leak. they are suppose to get back to us on that.
deductions where for second part of business and no we no longer have that...we cancelled the resale part in 2011.
the "Marengo" was an addy that popped up on my fiances report...cant even explain why since she hasnt lived there since 2009. We think it may have somehting to do with a medical bill that hit her bureau that was for her daughter that got removed 2 weeks later.
Inspector is going back on Sunday to write a new addendum to the report that he gave us because he couldn't do the full inspection once he found the leaks although the seller and realtor have confirmed they are fixed by testing on multiple occasions.
We are suppose to close by the 30th but the mold inspection and analyst (if they want air samples) wont get processed till the first of the year so we are pretty anxious. We are truly hoping the underwriter will take a visual inspection vs full inspection...

Your LO works directly with the underwriter and the person that needs to be satisfied is the underwriter for your specific loan.
