USDA DIRECT- FL

Hi,

 

I've decided to document my journey in obtaining a USDA direct loan. I've gained so much knowledge from these forums, I'd like to give back a little.

 

September 2017

9/14/17: Called and received application from USDA via email.

9/19/17: Mailed application w/check and all required information by Priority Mail

9/22/17: Application recieved at USDA Front Desk per tracking

9/28/17: I called to confirm receipt of the application. I was told to call back as they couldn't locate it.

 

October 2017

10/2/17: I called to confirm receipt of my application. I was told to call back as they hadn't check the mail yet.

10/4/17: I called to confirm receipt of my application. Surprise! I was again told to call back. I proceeded to call the State office and left a message. I also emailed the Area Director for my office.

 

10/5/17: At 8am I received a call from the Area Director. She apologized and said she would locate my application and call me back. She called again at 12pm. She said my application was placed in the safe because the money order enclosed with the application had no name on it. This was done on a Friday and I suppose just forgotten. Smiley Indifferent  She did state that this was not their policy.

 

10/6/17: Received notice of new credit inquiry for all 3 bureaus.

 

10/13/17: Received a letter in the mail (It's 2017, why are we using mail?). The letter asked for a signed credit disclosure, my employer and landlord phone number and a copy of my homebuyers education certificate. I was under the assumption that I had more time to complete this but no big deal.

 

10/15/17: I mail the requested items. Priority mail, of course, because now I have trust issues.

10/18/17: The items have been delivered to the USDA Front Desk.

 

10/20/17: I called the office attempting to connect with my USDA Specialist. Only thing is, I don't know who it is. There were a total of 3 names in the letter I received from them. The person who answered the phone was testy. I finally get through to my specialist. I asked if there was anything else she needed. The VOD was sent to my bank and the verification of rent and employment would be sent out now that she's received the info.

 

10/31/17: So after no so patiently waiting to hear something, I place a call to my specialist. We're now waiting on VOR from my landlord. * Insert sigh here* My midscore is above 640 so I assumed (wrongly) that it wouldn't be needed. I proceed to my leasing office after work to ask what gives. They apparently won't process VOR unless I give an intent to vacate notice. She must have seen something on my face because she said to email her that they'll be sending VOR and she'll see what she can do (aka; maybe we won't throw it out this time).

 

 

So, that was a whole lot of words to say, I still have a ways to go lol. I'll update throughout.

November 2017

11/1/17:  My leasing office faxed the VOR back to my area specialist.

11/7/17: Emailed my specialist to inquire if she needed anything else from me. She said, "There isn’t anything required from you at the moment, your file is awaiting scheduling for initial interview."

 

So I'm still waiting. For what exactly, I'm not sure. Isn't she the one doing the interview? * Insert sigh here *

We can even skip the interview, just give me my certificate of eligibility so I can start house hunting before the holiday chaos.

No real progress. I called on 11/17 and the person who answered the phone stated they would have someone call me back. I received a call on 11/28 (This Tuesday). I was told once a specialist is available, they would contact me to come in for an interview. And from there they have 30 days to review....which made no sense to me seeing that they've had my application for over 2 months now.

Have you tried email? I've gotten responses quickly with emailing them. Also I've been emailing my documents they request instead of sending them in the mail. Right now just wanting on my verification of deposit and verification of landlord to come back. I'm working out of the champions gate office. I've been at mine since 10/23 when I dropped off the application

I get the same response through email. "They have all of my paperwork. They don't need anything else from me. My file is just awaiting scheduling with a specialist. "

I'm also working out of Champions gate and they've been helpful when I call or email but all I can do now is wait. Which is frustrating because I'm afraid they'll change the property eligibility maps and what little of Orange County is left will be gone. Smiley Sad

Have you considered going through NACA?

I did at one point. I kinda fell off with them.

Nope. I'm still in USDA purgatory. I've sorta accepted that nothing is gonna happen before the new year. I honestly didn't think the Champions Gate office was that busy.

Which County are you looking in??
