Congrats on your approval hindsight!!! I'm also going through the process for a USDA direct loan. I'm praying we get approved. The area specialist emailed me and told me my file is next in line for review and should have a decision by the end of this week.
Hindsight, since your bk was discharged less than three years ago, did the USDA give you any issues about that or were you given a waiver like for extenuating circumstances?
Oneup17 - When they pulled the pre-qual credit check they saw my lowest score and started to tell me we didn't qualify because of the BK. My mid score ended up being 697 when they did full app so the better the mid score is the less they stress over blemishes from what I've read and my own experience. I was never asked for any explanation for why we claimed bk.
I had to show my local office their own guidelines. It was pretty sad that they didn't know that even if the bk was less than 3 years as long as credit has been re-established and the middle is over a 640 it's a go. Happy house hunting!!
I just got a call from my area specialist who is requesting an explanation for cash deposits on my bank statements. He says everything "looks good!" I'm hoping that's a hint at an approval. I pray I get great news before the weekend and can join you in the approval club!
