What USDA repairs need to be made prior to closing? Long story short found a property needs it's electrical service upgraded to 100 AMP *currently 60 AMP, and a new well *current well is in basement.
Seller is refusing to make any repairs to the property. There are some minor cosmetic stuff, as well as need to upgrade the hot water tank due to age and efficiency. I had a laundry list off issues and only asked the seller for the two major as it would be under 4K to address but seller is unwilling to budge.
So other options are to reduce sales price to accommidate the repairs or walk from the deal.
