USDA and Financing Improvements

Could someone tell me how it works if you want to make improvements to a property and have those financed into the USDA guaranteed loan?  Also, do appliances count as improvements or are they considered furniture and therefore ineligible.

There is a limited, trial version right now of the USDA guaranteed loan that works like an FHA 203k. Very few lenders are authorized to offer it. I don't know how you'd find out if there are any in your state. Otherwise you can only finance the purchase price plus the 2%.
