USDA loan

I qualify for a USDA loan. What, with respect, do these entail?
I understand they are 100% financing, no mortgage insurance and I understand the "rural area" map but what is the catch? Seems to good to be true.

No catch you still have to qualify according to Lender requirements.

Are they older homes? Seems I do qualify with my credit score and I am disabled.

No catch; it can be a new home or established home.
