I was wondering if I will likely qualify for a USDA home mortgage. I received a pre-approval letter from an authorized USDA lender but I have a 18 month employment gap! I had my son and he had health issues that required frequent trips to doctors, specialist etc. When his health issues were no longer an issue for daycare I returned to work. A letter has been submitted on my part and my employer submitted a letter regarding my employment continuance. I have 2 scores of 757 and a 754. I have a flawless payment history. I am a nurse so being unemployed and unable to find employment is virtually impossible in this area. I started a job in november and changed jobs in January to be in the same county as my sons day care (other issues were involved but it is a LONG story). My lender is slightly concerned about the employment gap but says it is a legitimate leave of absence due to maternity leave and continance due to an ill child. An offer has already been accepted on a home and I have to pay for the inspection ($425). I hate to pay for the inspection and be denied the loan. If I don't get the inspection soon my offer will be canceled since I am outside the allowable time frame. I have already put down earnest money as well. I just wondered the probability of being denied and losing the money already invested.

Depending on Lender requirements, and UW discretion, but I have dealt with 100's of these type of situations over the years, with no denials that I can recall.
