Anyone had luck getting a final approval by underwriters with a 600 middle score?

My mortgage lender is requiring minimum 620.


Starting Score: EQ: 559 -- TU: 576
Current Score: EQ: 638 -- TU: 637
Goal Score: EQ: 690 -- TU: 690

If those are your current scores you really should just be waiting until you get yourself well over the 620 hump.  You would have to find a lender that would tolerate 580 CS.  Then you would have strict DTI ratios you would have to fall under not to mention the crazy rates you would pay relative to someone with better credit.  IMHO it's not worth walking into a house with sub borderline scores unless you resigned to the fact that you never want to have equity in it.  You might be getting yourself into a rough loan deal.

 

For example 100% financing, interest only, 6 months prepayment penalty, underwater by the time your able to refinance 110-120% ltv with refinance, housing market is not climbing that far anytime soon.  How are you supposed to get ahead with that?
