I decided to go with a usda 502 loan and just dropped off the full application with them yesterday. For good measure I applied for nfcu buyers choice 100% financing. Right now I'm looking for the most buying power because in my area the house prices have gone up a lot since last year.
So based on my income of 38k what can I expect to qualify for amount wise for a preapproval? As far as my dti I only have 1 credit card with a monthly payment of $172. I just paid my car off to lower my dti but it hasn't reported yet so I'm not sure if that will hurt my pre approval amount. I also have 1 personal loan through nfcu that isn't due until 2019 (paid a good chunk of it off) will this affect my dti?
