Using the $8,000 Tax Credit at closing!!!!!!!!!

 HUD has changed it's mind. Will allow now!!

Interesting to see how the lenders respond.

 

I have no details other than this. Lender guideline overlays may apply

So does this mean that you can actually use the tax credit at closing?? This would be great news indeed.

just my .02 -- but this is gonna create a lot of loan defaults down the road, which is what i thought we were trying to get out.  i for one, got excited when i first saw it, but decided to continue on as planned; save up as if i can't get the 8K until i close and then ENJOY the incentive afterward....

This was my thought exactly, too.  If people are coming to the closing table with no money to put into the home but solely relying on the $8,000 handout it does not bode well for the future, imo. 

 

I think the same thing holds true for the skimpy 3.5% down requirement for FHA loans.  It doesn't take much downturn to wipe out the puny equity, and today people seem to want to walk away once the home goes below their loan value.

 

We are just making a new class of sub-prime loans, imo.  But we are so focused on short term gains (i.e., the next election) that we have lost sight of the long term picture.

Do i have to go to a loan place to use the tax credit? or will the place doing my loan accept that as the downpayment before i actually ammend my taxes?

My LO said this letter was just cancelled by HUD and they don't know what is going to happen.
