Very excited...and now not quite as much..

Registered today for an ABC of Homebuying class.  It's required in my area for several down payment programs.

 

I figure at the least it will

-show me what needs to be done before I can realistically buy

-fulfill the requirement for dp assistance when I'm ready

-show me what the lenders in my area are able to work with!

 

Class is this Saturday!

There is a house in my area I've had my eye on for awhile.  It is bank owned, looks to be in great shape (I've peeked in windows hehe) but has sat on the market for 2yrs even though listed, not sure why.

 

Last April they had it at about $150k...then took it off the market and re-listed in the Summer at $205k  now it's dropped again to $170k.    I'm hoping to get some good news at the homebuying class that I could be ready to start the process.....and hoping the bank will take $150k like they had listed last year ;-)

 

Thats a lot of hoping, I know.

Careful now, don't go getting my hopes up haha.

 

It's more house than I "need" but at that price it's hard to pass up especially since it was purchased 8-10yrs ago for $225k so hopefully it will come up in value again over the next 5-10-20yrs

Since I thought I was months (or a year) away from homebuying and had no open CC's, I opened 3 between 2/15-2/21/2013.   Only one is reporting so far.  They are:

Discover IT $4,000 limit not reporting and will be PIF before statement closes at end of month

JCPenny store card  $500 limit, no balance

Credit Union Visa:  $500 limit, no balance

 

Will this automatically hurt me or if I explain that (about waiting vs the opportunity that has come up) will that be sufficient?

It will not automatically hurt you. It will give you an initial ding for your INQ and AAOA but will rebound quickly.

Just let a very small balance stay on 1 CC. Buy a cup of coffee or something. FICO actually penalizes you for having no balance on revolving debt.

I didn't know how a LO would look at it, since the accounts are so new etc.

Little bummed...decided to email the listing agent and see what the status was with the house...and I inquired about it being on the market so long w/out selling etc.

 

Here is the reply

 

Pending approval right now.  On the market b/c it's a short sale and "town name" doesn't buy short gladly.
I'm in a class all day.  Can chat after 5pm

Short sales can take awhile and possibly bank doesnt accept. So all not lost yet
