Everytime I see a home that I want to go see and think I want to make an offer it gets snatched up before I can even blink. GWEEZ....These homes here in Houston are going fast.
I'm not in Texas, but encountered the same issue. I am also using USDA, which made things even more challenging.
I am now under contract for a new build. I wish I had gone that route last year, instead of wasting time on resales. In that year, prices have gone up, and interest rates have increased. If possible, check out new construction. If you decide to go the new construction route, make sure your realtor has expertise dealing with builders and is comfortable negotiating on your behalf.
I live in houston (north) and the market is very hot. We also went with new construction and it is going to just get worse due to the Exxon headquarters being built here. Our new house is like 10 min from it.
I live on Hilton Head Island, SC, which is a small island. The same problem exists here. Everything is going same day as listed, so I decided to build. I didn't want to go off-Island.
I, too, live in Houston, and as soon as I bookmark a home on one of the realty websites it's pending a sale a day later. I am also trying the new build route.
I live in houston too (Humble/Spring area) and will be looking for a house when my lease is up in Feb 2014. I hope sales slow and interest rates come back down by then...however, I do realize that is wishful thinking. Good luck to you!
It's not just Houston it's EVERYWHERE!!!. Im in GA and have been looking since April. I am really having a tough time but I think I found the one. Fingers crossed.
Houston is the 2nd fastest growing market in the country (behind Austin). It's getting pretty cut throat down there. Dallas market is #3.....

In all seriousness, housing prices in these markets will keep going up at rather annoying rates.
