Will receive letter Monday. Was approved for 185k at 3.75% (USDA in PA). Mortgage mid score was 712 (high was 789 believe it or not). Broker told me rates just went up a tiny bit this past Monday so I hope to make some offers in the next few weeks to lock in something around 3.8%. My DTI:
Salary 66k
Car $430
Student loan 80k income based $164
Student loan 20k in-school deferred status $400
Credit Card $19 balance
Ended up at about $1350 per month approval. I could get letter for 20k student loan stating standard pay would be $230 so will probably do that even though I most likely will stay at 1300 a month.
Thanks to those who answered my many questions (in sure I'll have more) and hope these numbers help others with hypothetical.
