Wells Fargo GFE FHA loan

I just got my GFE from Wells Fargo and it seems too good to be true. Here it is

appraisal fee      $400.00

credit report   $50.00 

flood cert   $19.00

FHA MIP   $2786.00

Abstract   $150.00

Title insurance Binder   $50.00

Attorney Fee   $450.00 (my state require an attorney for all real estate transactions)

Title Insurance      $759.00

MTG recording fee   $290.00

Survey IMP cert   $245.00

Pest Cert   $85.00

 

The rest was just prepaid stuff like tax and insurance.

I had received another GFE from a local bank and it had all kinds of fees in it, underwriting fee, DU fee, document prep fee, overnight document fee, wire fee, etc.... 

The Wells GFE is for a FHA loan, $162,000 loan amount, 682 credit score, 5% downpayment and 5.5% interest rate.

Rates really are that good right now

This looks about right where it should be

Rates have come down quite a bit in the last week, the GFE you have is decent, might find .125% lower in rate but the offer isn't bad.
