You should be able to get a conventional mortgage with 20% down on an 80k home which would cost you 16k in down payment money and 4k in closing...
Or... go with Usda rural development loan which can require NO down payment.... you would have to find a lender who can work with you... your fiance may be able to do rural development on her own.... the loan program is a good one... my sis closed on a 125k home with 0 percent down at a rate of 3.25% with an income of around 40k
