What am I waiting for?  I am waiting for a past foreclosure to be a good 3+ years behind us!  I think I have done a decent job of getting scores back up into decent range, but need time to pass now!  Smiley Happy

 

 

Year 2012: All Scores in the 520 range, during a foreclosure, CC Settlement and high UTIL. Very ugly days...
April 2024: EX8: 839; EQ8: 845; TU8: 842 -- Middle Mortgage Score: 822

We are closing monday at 6 and I am waiting for the amount to put in escrow....grrrrrr it never ends!!!!!!!!!!!!!!!!!

4-14-14 spoke to veterans united and denied e-approval which I knew was going to happen due to bankruptcy not being 24 months. 

Credit pull was EQ- 611 EX- 604 TU- 621

 

brought down credit utilization and repulled 6-2-14 EQ- 675, EX- 668, TU-591??? No idea why???  Transferred from the Lighthouse Program back to the home loans side for pre qual

 

6-3-14 spoke to LO and given prequalification. Paperwork sent for pre-approval. 

6-5-14 received paperwork

6-6-14 returned all requested documents (tax returns, cert of eligibility, alternate trade lines, bankruptcy paperwork)

6-11-14 LO has paperwork in hand and is supposed to be working on preapproval. Also spoke to assigned realtor today and informed her I already found my house as long as we can make the price work. 

 

I had to go straight to manual because my bankruptcy won't be at two years discharged until June 18. From what I was told though, we can do everything except close before that. Wouldn't it be nice if I could get my PA and close by next Wednesday?? Hahaha I am a nervous wreck over the whole thing because I have convinced myself someone is going to say no. Even though my LO said I should be good. 

 

Now  anyone know how long it should take to get the preapproval if she pulled my paperwork and started this morning?

Pre-approval should be quick.  Couple of days max, if they have all your paperwork.  However, the more borderline your situation, the longer it may take and they could ask for additional information and paperwork.
