We ended up calling the landlord and told them we had put a contract on a house.  We discussed our closing date and notice.  Our landlord agreed to go month to month in the event something happened and we didn't close.  I followed up with a certified letter giving a 30 day notice and an additional statement, "as per our agreement, if we do not close as scheduled on July 24th and need to remain in the property, we can extend month to month."  We closed on time and were completely out by the 28th.
