When to talk to a broker?

We are realistically 6-9 months out from a purchase-- (tax issues need to be taken care of before we even consider). When should we have a broker look at our credit and start making strategic credit moves.  We have been working on clean-up for a year, but I don't want to clean up the wrong stuff!  Do mortgage lenders have a "memory?" As in, if a lender gets our credit now, will they question the improvement in 6 months?  Will they question where a lien or collection went and want to know how it was paid, even if it isn't there any more?  And how does one evaluate a broker?  I'm in OC, California....mortage brokers are more plentiful than Starbucks!

No, they don't have a memory. They are there to help you. I would contact a mortgage banker, not just a broker, asap to put you on the right track.  You have an excellent one in your area - I will PM you his info
