Ok so I applied for one a couple weeks ago and had a credit score around 636 and needed a 640 for FHA and did not get pre approved.
I payed off my credit card that was at 100% to under 10% now.
My debt to income ratio with the mortgage is at 30%, That is including forbarance school loans.
I have a school loan - 23,000 in forbarance.
I have a personal loan for 2,700
Income - 3600 a month
11 Hard credit Inquires I know its a lot
3 from recent mortgage application 2013
3 from Credit card 2013
1 for the personal loan 2013
the rest are in early 2012 and 2011
no late payments ever
2.5 year credit history
So with this and aiming for a loan of 80k or less would it be wise to try applying now that I lowered my Revolving credit limit or will it just add 3 more inquires and make it impossible in the future now? So should I try and find a over priced house to rent for 6 months to patch things up or is the a decent chance I could get something now?
So credit karma says my score would go up to a 668 if I pay off my card.
Do I need to have 2 month of it payed off or is just one ok?

Full time job 2 years, college before that.
