Would I qualify for a mortgage

  1. Credit:  Scores around 680 - 690 due to high (30%) utilization.   I have about 35k in credit card balances, and limits around 125k.  1 student loan balance of 68k, 428 per month payment.  1 car loan balance of 3k, 191/ month.
  2. Income.  77k gross base salary + 10% target bonus
  3. Source of income.  Salary
  4. Monthly debt payments.  Minimum monthly debt payments is 1,000 right now.  Paying an additional 1,000 every month
  5. Employment W-2 employee, with current company 7 months, 6 years in the industry.  Never unemployed since I started working
  6. Assets/Reserves. 13k in investments, 4k in cash
  7. Location.  Texas, Bexar county near 78229
  8. Property.  Single family
  9. Value.  Around 120k
  10. Occupancy.  Primary residence
  11. Transaction Type.  Purchase

I would definitely work @ getting that CC debt down!! Also, I know when I went for the lender pull on my credit, and they asked about my work history, they look for @ least 2 years worth of W-2's so 7 months might not be enough. Talk to a lender, and see if being consistently employed plays a role in their decision making.

As long as you are w2 and in the same industry for 2+ years, with no gap in employment, you should be fine.
