23 front end 46 back end dti

50000 gross yearly  income

604 transunion 655 equifax  exp? lender pulled last month exp was 8 points higher than equifax

6000k for downpayment

It depends upon alot of factors.  He/she will probably need a 620 midscore so it depends upon the other score.  Also, the DTI is higher than standard so they will probably need to show compensating factors for the higher DTI such as high reserves, etc.
