Hello everyone after a week of delay of the original closing date, we closed on 8/5, today!!!!!!
I toured the house on 6/5 and after 3 trips of taking different family members, we signed with EMD on 6/12. We had 30 days to obtain financing. We planned for a year for FHA BTW but my husband was never convinced, he wanted VA. We had never used his va benefit. So as I scrambled to find a lender after learning that it is possible to do va 1 yr after SS with lates by researching the internet, I came across a story that resembled our unique situation. After reaching out to the author of that blog, we apped for a loan with him. However, he was not moving according to the speed I needed so that we do not lose our deposit.
I had seen and reviewed some other lenders and finally found one my gut said, "call them" and so I did.
Less than a week, we were issued a preapproval and the balled rolled from there.
Lessons learned:
1. All LO are not created equally knowledgeable about VA loan products.
2. If at all possible, get fully approved before falling in love with a house. It worked out for us but I I were to do all over again, I would seek approval first.
3. If you go new and use an outside lender, read your CONTRACT!
We refused NO for an answer so 14 months after a SS, we are officially new homeowners of a brand new home. Our faith and your knowledge played a major role. To all of you who are still waiting and rebuilding for homeownership, do not give up.
