Here is my situation: Hubby and I were "approved" by an overly eager LO who said "sure.. you're fine, go shopping!" We had to switch lenders because of a new grant program our state was offering that she did not deal with. Once we got with the new LO, he ran our credit and put us through an automatic underwriting program for FHA. The system came back "refer with caution", which basically means "denied". LO said he doesn't know exactly why the system didn't like us, but he suspects it's a combination of the following:
1. an open dispute on a medical collection that was paid the same day we saw it on hubbys credit report. This was in Oct 2011.
2. A combination of small balances on our credit cards totaling $700.
3. # of inquiries. We just purchased a car in November 2011, so I guess there are a few auto loan inquiries. Other inquiries were from Kohls cards for hubby and I in Oct-Nov 2011.
Mid scores for us are 686 and 692.
LO suggested we close the dispute with all three bureaus, and pay off credit cards. So we did both of those things this week. My question is, how long will it take for credit reports to update the dispute as being closed? Is an open dispute a common denial for automatic underwriting? Can we just explain ourselves to an actual person about the inquiries, as the computer obviously can't understand common sense and explanations. Do you have to be perfect for automatic underwriting to approve you?
I'm very nervous knowing that buying our first home is riding on the advice of a computer program!

Sorry I can't really answer your questions but would you mind telling me how you got the dispute marks off? Did you just call the credit bureaus? We're applying for USDA this week and praying we don't have this dispute issue as well.

Yes, my husband called all three and one (I think it was experian) said they would take it off and it would take affect in 72 hours. We got an email saying the dispute was resolved. The collection will still show, but the dispute comments will be gone. One other one said he would have to call the collection agency directly, which he did and they said they took the dispute comments off as well. The last bureau said they would take it off but that it would take 30-60 days... Hoping that is not the case, though!
I wonder if USDA rules are less strict about that kind of stuff though?

I know nothing of medical collections but everything else looks fine.

Your agent should have a rapid rescore done on your report. That will speed up the reporting time to reflect the debt being paid off. Our automatic UW was approved and I had quite a few high balances (cc) on my report. You need to have an excellent agent and lender because it's their job to get you qualified/approved. That's why they send your paperwork to underwriting to go over issues that you may have on your report. They will ask you about the medical bill and will ask for proof of payment to the company as well as proof of payment for the credit cards. It is up to the underwriter to say yay or nah on approval. But while this is happening, I would suggest finding at least two other lenders who can get you what you need in case this one denies you. I believe if they know you are shopping around with other lenders, they will be more interested in getting the deal done.

Thank you. I was beginning to wonder if this LO was really trying or just brushing us off, which after emailing back and forth today with him, it seems that's what he's doing. I wrote him this morning telling him we got the dispute taken care of and we paid off C.C. balances. he responded with "I doubt the disputes are completed... and credit cards can take 60-90 days to update... and we also have to worry about the inquiries.... and bla bla bla....
He even said with our scores as high as they are he doesn't really understand why we weren't approved. Based on what I was reading on here, having an open dispute is a big problem when applying for a mortgage. To me that seems to be the only issue. Now that it's taken care of, I don't see why we'd have to wait another 3 months as he's suggesting. Can't we just get a letter or something from the bureaus ssaying it's been taken care of? We already got an email from Experian saying the dispute has been removed.
On that note, are there any mortgage companies/lenders that you recommend? I've heard people talk about Wells Fargo and Chase, and I'm wondering about Quicken Loans? Or Ing Direct? Are they good? We are dealing with a LO from a local bank here.

He doesn't seem that vested based on what you just mentioned. I am extra emotional so that would have hurt my feelings and made me switch immediately. I would not have felt like he was working on my behalf. From what i've read on this board, quicken is good as well as ing direct but my personal preference is a small lender because they don't have a whole lot of accounts and can give you undivided attention. Are you purchasing a resale or a new home? I would definitely do a search on this board for reputable lenders in your area or google some of the big banks you listed. The best referral is word of mouth. Do you have some friends who have had a good experience with a lender? That's probably where I would start first.
