does mortgage grace time, mean late payment

If you pay your mortgage payment within the grace period (16 days), before the late date, is that a negative impact on FICO scores?

I would think it wouldn't, but a better way to find out would be to call your lender and ask them how they report payments made in the grace period.  You might have to ask a few people because the CSRs frequently aren't trained to answer difficult questions not found on their list.

I have a chase mortgage and as long as it is paid by the 15th, there is no late charge.  Although I always pay by the 5th, there is no impact to your credit report from them until the payment is 30 days late.  Even if you sustain a late payment penalty for paying on the 16th or later, they wont report as late until 30 days past due.
