high revolving debt with a co-signer with excellent credit

I am currently looking at purchasing a home in the NYC metro area (to save money on rent). however, i only have a fair credit score (thanks to a very large amount of revolving debt as well as student loans from law school). my father has agreed to be a co-signer on a loan.  we received pre-approval already, but when they review our application after we go under contract, will my poor financial situation keep us from securing a loan?

They'll take the lowest midscore between the two of you.  They'll calculate your DTI using both of your incomes and both of your debts.  What are your credit scores?  What are your incomes and debt obligations?
