is this purchase a problem??

FHA loan in underwriting for preapproval. 

 

We have to pay a $1200 bill from our savings acct.  6 weeks ago, our special needs son had what I can comfortably say was a "major accident" on our couch.  He had a seizure, and deficated, urinated and vomited all over it.  We had to throw it out, and we're using a couch that is stained and broken right now (not really usable, just using it because we had nothing else and hads to fill the space for staging purposes).  Right after it happened, we purchased a new couch (not knowing we would be needing to move so quickly) and payed for 1/2 cash right then... It's now ready for delivery and we have to pay the other 1/2.  It's not being charged, it will come right from our account, and it will not affect our money for earnest or closing... as our account balances will higher after we pay this than when we showed them statements last week.  Problem or not?

I think you are fine. Never once were we questioned about cash purchases. Only large deposits and using credit cards may raise questions.

If your lender already has your statements they likely won't need new statements unless another month passes before you are ready to close. At the same time as mentioned purchases are not questioned unless it looks like a billpay item than doesn't have a description as to what it is on it. Even then it probably wont be questioned.

You will be fine. They are more focused on deposits and their sources. All the best to you and your family.
