I have never found the rates that the various FICO sites list for mortgage rates to be even close to what you can get in the real world.  They are very high in my opinion

Cooneyca, you are right... FICO scores don't always determine rates, it's a combination of FICO scores, credit history, loan-to-value, debt to income ratio, and reserves.  Those "with a FICO score of XXX you deserve X.XX%" are hoping to fish-hook someone in to qualifying based on inaccurate info... it's a great sales gimmick.

just forwarding what comes up on my fico. i don't want to buy a house or a car although it affects my score.  for some reason they like you to have loans.  peepee on them.
i do however keep getting preappoval for mtg at 10. something from chase.

A pre-approval at 10% interest rate?  Doesn't seem right, I don't think a lender would advertise a 10% interest rate... I'm not sure what your exact question is here though... please elaborate and I'll be happy to give input.
