question about collection/charge off

She definitely can go FHA under 620. I can approved with the middle score of  606, but I just need to wait until a year from my last late payment.

So why is she telling you that you need a 620 score?

If we can get it up to a 620, then we can try to get approved anytime. If we can't get it up, then we have to wait until August, when our late payment hits the one year mark.
