should we even try to qualify?

Currently we have a mortgage of $900/mo total (includes taxes, pmi, insurance)  Our cc debt is about $500/mo (0 interest so dont want to pay off if we don't have to)   and student loans are about 300/mo.  We have no other debts.  Our middle credit scores are 715 and 750.  Our monthly income is 10K/month.  We don't want to sell our house because there is just a sliver of equity and it could be rented for a modest annual profit.  Should we even try to qualify or would be wasting our time?  If we did, what kind of terms should we expect?  We're in Houston TX by the way.  And the area we want to move to has homes in the 150-170K range.

Not a whole lot of informaton to go off of, but I would say you would have no problems at all! Good Luck!
