wife not on one loan, but has to be on another???

I was approved for a loan and ready to buy a house with the help of a closing cost program. I just found out the program for $10,000 closing ass requires my wife, who has not so good credit to be on the loan. There is no way I can fix her credit in 30 days. I don't understand why she needs to be on the loan because she is not on the mortgage loan. Does any one know another way or grants. I live in PA.

I don't have an answer, but if I were you, I'd go back to original post & reword the subject line.  Something to draw attention to the real issue you're having... "wife not on one loan, but has to be on other????" (or something like that)

 

It just helps draw attention from those who really can help you.

alot of closing cost or down payment programs have these restrictions.  They are what they are.  There is no way around it if that is what is required.  Have you considered asking for the sellers to pay for the closing costs?
