I have not rented an apartment in years so I am not really sure what the criteria is these days. What are some of the things that would keep the leasing company from approving a rental for me? Planning on putting the home up for sale in the next few weeks and then renting an apartment for 12 months.
They WIDLY vary.
Some things I have ran into that could cause problems are
Specific credit score, one Apartment complex wanted a minimum of 650.
Income not being 2-3 times the rent for certain states or cities.
Any utilities in collections
Being unable to verify past landlords
Any evictions from old landlords
Never saw a apartment company care about debt to ulitization ratio or AAOA like a loan of CC would care for.

My monthly net income is 4x rent
No utility collections.
No evictions.
Last rental was in 2004 with no issues.
Hopeully I am ok. The apartment is a 3/2 with 1 car garage. It will be a change, but ultimately a good thing.
That sounds pretty good then, other than that I can see no reason that they would turn you down.
Oh yeah, no criminal record either.
Many places have minimum scores, but if you are near their minimum but not quite there they may rent to you with an extra deposit. Oftentimes, money talks.
