At what age do derogs really stop hurting your score?

Hi everyone,

 

We had a mortage with Chase and had to short sale the property and we ended up with a 180 day late, which is 2 years ago this month.  I've tried several times for a GW deletion letter to the Exec offices (account was paid in full and closed), but I get the same denial each time.  The 2nd letter was a little more foreceful, saying something akin to "The answer is the same as last time and because of the Fair Debt Reporting Act" we can't remove info which is accurately reported.  I'm asking them to delete the whole tradeline, which it seems others have had really good success with.  But apparently we're getting to the wrong people or something.

 

So I wondering, since this account is already 2 years old and not reporting anymore, has the damage been done to my credit and is there really any use in getting this off of my credit history?  DOFD would be sometime in late 2009.

If this account is showing either a 180 day late and/or a settled for less than full amount then it is hurting your FICO score in a major way.     So did you pay the outstanding balance in full to Chase after the short sale occurred ??

Yep, account was paid in full after the sale closed.  From a CMS report, the Status varies from "Paid, 180 day late" to "Account in Dispute, 180 days late, resolved and closed".  But I think the status is ok, its just the 180 day lates that I'm worried about. 

 

I just don't want to keep pushing Chase, but I just don't understand how they can tell me one thing (NO) and then someone else who writes the same office a different answer.  Thats why if this 180 wasn't a HUGE deal, I was thinking about just letting it age out.  Although I've got a while to go, obviously.

Yeah, I would keep trying with the GW letters.......Maybe Chase is saying no because the short sale is just too recent, if it occurred within the last 2 years ??

180 days late likely hurts 'till the bitter end.

Ouch.  Ok, thanks for the thoughts.  Maybe I'll give it a little bit, change around my letter, and see if I can come up with some other email address.
