Hi All,
Recently, I applied for an apartment. I consented to having a credit check done. I was very surprised when I received a copy of my rental history report from First Advantage Safe Rent. I have lived in this complex for 17 years, and I admit that I might have been late once or twice over the years, but I have never been taken to court. I might also add that over the years I have also been sent a late rent notice in error threatening to take me to court. Each time I was told to disregard the notice because my rent had been received.
There are 3 negative items on the report (1 for 2004 and 2 for 2005). The credit report does not give many details. For each instance it gives the date filed, case number, my address. It also says "Disposition: *Case filed". I believe this to be an error. It is not on my credit reports from the 3 CRAs. First Advantage Safe Rent did make an inquiry recently on my Experian report.
How do I fight this? Is there any hope of getting this taken off? Has anyone here had any experience dealing with this agency? Will I have any luck renting an apartment with this on my records or have I been blacklisted?

I would rent from an individual if possible.
I would be shocked if you were unable to rent with that kind of history.
It is very possible that the complex filed an eviction before you paid your rent. If that is the case they should have also went back and pulled the suit. It is saying the case was filed but never went anywhere. Talk to the complex and tell them they need to fix it.
I will definitely go over to the management office and see if they will help me get this off my record. I'm still waiting on the new landlord's decision. Thanks guys for the advice (and for giving me some hope that not all is lost)!
The Irvine Apartment Communities also use this method... I'm wondering what types of reports they pull, from what I read (which I admit was limited) they pull a few different types of reports. That ambiguity is leaving me curious...

I don't know that hard inquiries would do it. They are mostly looking for bankruptcies, liens, and other things. I just went through another check yesterday (my lease is ending) and it went through ok, but I also don't have any of those items. Hard inquiries just mean you are applying for credit somewhere, not that you are "untrustworthy" or something.

+1. They are not going to care about inquiries, but they will be looking for judgements, BKs, collections, etc....
It is very likely that "CoreLogic" (formerly First Advantage Saferent) has done absolutely nothing about your accounts. They were fined $100,000 and placed on "watch" by the Federal Trade Commission. I suggest you read the case at http://ftc.gov/os/caselist/0823016/100202saferentcmpt.pdf You may need to notify the FTC in order to get results.
