So after waiting a week and checking my email and phone 128 times a day like a crazy person...I noticed at 10:30 pm that I got an email from the loan officer at 11 am that my file came back from UW and was approved!! I know at this point I should be estatic but I am not yet because I still have to go through USDA. 
but I guess I can celebrate this victory being as though last year (and all the many years before) this time I would have never been able to even make it through the pre-approval stage. I can't wait to reallllllyyyyyyy celebrate!!!!

Thank you...I've been waiting for that since I joined. It looks like all systems are a go...I was approved through GUS as well. The broker told me the only thing left to do is find a house!!! I start looking on Sunday. I am finally getting excited!
