Is settled better than unpaid?

I would like to pay 5 charge-offs that I want to just settle as I do not have the money to PIF all of them.  Is settled better than unpaid?  Will a mortgage lender, say in 2 years, look back and see them as bad?

It depends on the creditor, but yes settled is always better than any unpaid debt.
