Soooo HAVE almost all baddies removed/paid with the exception of 2 medical collections and a old cc c/o thats set to fall of in July. With that being said ..i got preapproved for a mortgage but felt uneasy still with the baddies on there and my mid score was only a 630. Well it took about 3-4 weeks to get "pre-approved" with the bank- i had to do so many letters of explaination on every thing on my credit, every thing on my bank and the paperwork was ruthless BUT i got approved! I am still uneasy until closing as i hear things can always go array. I found a beautiful home that i love.. almost 2000 square feet! I put in a offer last wednesday and i found out on mothers day that the bank countered with the same price - of 140k (REO property that was asking 145k) the only thing is that they offered $4900 in closing as opposed to the 6k that i asked... BUT part of my 203k loan was going to include fixing the furnace and installing a oil tank - which without asking they offered on the contract. THe only other problem is that it needs a kitchen but i have 20k as part of my loan that i can use... FYI the house sold for almost 300k 5 years ago.. i am so happy not only with the home but the investment into my future. This came at such a perfect time! I am awaiting the contract back from the bank so that i can sign it.. fingers crossed they get it to me quick as possible and i close 6-25! Hope this helps someone

WELL.. in case anyone cares for a update... i lost the previous house as someone offered more with the fixes and although i accepted their offer . becuase they hadnt signed the contract they dropped us. BUT all part of a bigger plan.. found a nice home that i loved .. lakefront. beautiful kitchen etc.. Fannie mae property still but i offered over 8k over the asking as it was a multi offer situation and was accepted back in mid june... they gave me a closing day of 8/8 but i had a hiccup the first time where i had to re offer becuase of a problem with the loan amt- either way it worked out and i reofferd the same price and i am nearing towards the end of the process. IT is a 203k Loan that i applied for when i was in the 630's mid score and was approved. Due to needing Flood Insurance and super high property taxes.. i live in CT and a higher homeowners insurance rate i thought i was going to lose the loan.. but because of my continued efforts in credit building i was able to drop my rate because i passed the mid 640 score.. coming in at 670 for transunion, 694 for equifax and 648 for experian.. this is coming from the person who had 499 start score no more than 2 years ago.. in the middle of this i refi my car loan from 18% to 4% with nfcu, i got a $1k increase on both NFCU cards, one being changed from a secured to unsecured and a increase in my other card... i cant believe all my hard work is finally paying off and its all because of Myfico family.. i want to tell you all i am extremely grateful!! I am going into final underwriting this week and SHOULD be able to close by the end of next week once my contractor is approved.. please keep your fingers crossed for me
SO UPDATE for anyone that reads this .. i havent closed yet... because of me having such bad credit i think im so paranoid.. im just waiting on the CTC (Clear to close) from the lendor. we are shooting for closing tommorrow afternoon.. fingers crossed nothing goes wrong last minute!!!! im a nervous wreck!!!!!! This journey has been so trying i have had 15plus Collection accounts, chargeoff student loan, chargeoffs, no credit card company would give me a card.. i even had trouble getting a secured card!!! Navy federal is the only one who would give me a chance and now im purchasing my first home !!!!!

thank you guys!!! JUST GOT THE CLEAR TO CLOSE!!!! WOOHOOOOOo!!!!!!!!!!!!!! sooooooooooooo excited i couild cry !! thank you god me and my family will LOVE this new home! Its on a lake, with a pool, 2 fireplaces, beautiful kitchen.. im just so happy! Hopefully i can close tommorrow! if not monday it is .. im just so happy to be done with the mortgage process!! 
last march NO ONE would approve me for a SECURED card .. and now i OWN by myself a $160k lake home!! Please keep pushing myfico friend.. it is possible !!
