Mortgage Balance reported incorrectly - what affect would it have.

I ordered my Equifax credit report. It is showing my mortgage balance(s) as $242,000. I only have one loan and it has a balance of $121,000. So it is being reported as almost double. How is this information used to factor my credit score. Will I damage my credit by filing a dispute?
