Yes, private rentals are scary, however, you need a rental for 12 months...after that your score will be high enough for some corporate company apartment that has cheap carpet and no a/c with assigned parking for the same price as a mid western 3bd/2bth ranch.

Irvine Company Apartments take Fico's in high 500's low 600. They are located in Carlsbad x3, La Jolla, Carmel Valley and San Diego x 3.
$99-300 down for most on approved credit or pay more. Average rent $1600 for 670sq ft to $2000+
move inland North to San Marcos, Escondido, or midway at Poway, rent drops to $1200 or drive an hour from Fallbrook or Temecula which are even cheaper.
If you don't want a HP, then Craigslist.
