I agree with paying the debt. OP, you sound just like me. I often asked "how bad can it be when I have 6yr old debt on my credit". I really thought it wouldn't be a factor.

Well here I am still 6yrs later, and it's still effecting me. In the process of getting a mortgage so I'm taking care of everything . I do have 4 collections that are scheduled to come off in May and September, so those I won't pay.

Once I handled one collection, my mortgage scores jumped 50 points.

Sometimes it takes us to actually "see" it to know if it's worth it.

Transunion updated the 2 cap one accounts today. Score jumped 17 points. At 667 now.

Equifax updated to show cap one accounts as paid and score jumped 40 points. Equifax now at 685, and transunion jumped another 11 points to 678.
