What am I missing?
Get a second Cap One Platinum card. Upgrade it to QS after the second statement. Then get the early CLI. Once the credit steps increase kicks in at 6 months, you can roll the QS1 into it and eliminate that pesky annual fee. Or wait for the 12 month mark for the additional CLI.

What am I missing?
My only concern there are the HPs seeing as CapOne pulls all three. I am looking to purchase around May time frame with the wife so I'm trying to stick in the garden. Could I not do a PC from a QS one to a QS in 6 months?

I don't believe Cap One will PC from QS1 to QS. If you planning a mortgage app, then you should be fine as is.
