I just wanted to post a note to say thank you to everyone for your help. I've asked questions on the boards. I've commented on some threads. I've read many more... and because of the collective wisdom and insights on this board, I'm going to get to buy a house!
In less than six months, I've been able to raise my scores by 80 to 100 points depending on the bureau... and that's pretty crazy! Just check my signature line for the improvement 
We're going to be getting an FHA loan and then will re-finance for conventional as soon as I get over 720... or somewhere around there. I'm so excited!
