I think it is shady to profit off of applications. The service I use costs $40 for credit and background check. The applicant pays the money directly to the provider I use. I don't make a dollar on the application. There are other services that give the landlord a cut of the background check fee, which I wouldn't personally do. I also do not require the background check with the initial application. I do it as the final step before lease signing, so that people aren't out $40 and not getting a place from me.
