Home warranty recommendations?

Hi all,

I am currently in contract on a house and will be getting a home warranty from the seller for one year.  I know these are not viewed too favorably on these boards, but I wanted to know if there are any companies that seem to offer quality, responsive service and operate in Los Angeles.  If I am getting this, it would be nice to get one that I could actually use and would be of good value.

I have seen HISCO mentioned on other threads.  Are there any others?  My agent recommended American Home Shield, which he seems to think is good, but a quick search found nothing but poor reviews on BBB.

I would be very careful with this.  I worked for a home warranty company for about a year and IMO they are nothing but trouble.  I do not know of one that I would recommend.

I have my home warranty with this company...haven't had any problems yet so I can't speak on how good they are. Not sure if they operate in Cal either.
