Federal and Ohio State Tax Liens - Released but Equifax

Hello all - I have paid off and satisfied all 4 of my tax liens one of which was federal. After filing the satisfctions with the courts, most of the liense have been removed from my reports after a simple dispute. However, Equifax is the only CB tht refuses to remove them. My IRS tax lien has been withdrawn and I have the necessary paperwork in place but no matter how many times I send it or call Equifax they do nothing about it. DRIVES ME NUTS. The State of Ohio has promised to send credit expungement letters to the CB's to make sure all the liens are withdrawn. I have a feeling that Equifax will not comply. Does anyone here have a suggestion? Appreciste the help in advance!

Re: Federal and Ohio State Tax Liens - Released but Equifax

Are the liens currently reporting on all 3 or just EQ.

how many state and how many federal?

do you have a copy of the federal withdrawal and letter associated with it?

do you have a copy of the recorded federal withdrawal?

do you have copies of the state expungement letters?

has the expungement been recorded?

did you dispute these prior to withdrawal/expungement?

have you disputed them recently?  What was the language used in the result?

what method did you use to dispute?

if you have the aforementioned documentation, you are less than two weeks away from getting them removed from your reports.

Get back to us and I will help you handle the disputes.

EQ was hot and cold with me, handling some in less than 24 hours and others in 9 days.

I've improved the method a little since the first one.

Re: Federal and Ohio State Tax Liens - Released but Equifax

chrisunchained15 you would do well by answering inverse's questions. Inverse has been fighting for years to have his tax liens removed from his reports. All his liens have been recently removed from his reports leaving him with scores of EQ 840, TU 840 and EX 850. He knows what he is talking about. He has been helping me with my tax liens with excellent results.

So you really have two options:

1. Answer inverse's questions and perhaps he might have some insight to share that would speed things along. He has helped me and if he asks the question, he needs to know the answer.

2. Continue on the way you are and let your liens swirl around in the Credit Bureau and Government bureaucracy.

You are very close to having them removed but you need to do it the proper way. Inverse has legitimate questions IMHO.

Starting Score: EQ 653 6/21/12
Current Score: EQ 817 3/10/20 - EX 820 3/13/20 - TU 825 3/03/20

Re: Federal and Ohio State Tax Liens - Released but Equifax

Are the liens currently reporting on all 3 or just EQ. EQ has threee of them. TU and EXP bpth report just one, the state liens

how many state and how many federal? Three state and one federal

do you have a copy of the federal withdrawal and letter associated with it? YES

do you have a copy of the recorded federal withdrawal? YES

do you have copies of the state expungement letters? NOT YET - State of Ohio says there is one more release to be filed and then they will send out expungement letters on my behalf. I do however have the 'Lien Release and Satisfaction' for the three State liens

has the expungement been recorded? I do not know and not sure how to find out

did you dispute these prior to withdrawal/expungement? Yes I did. All they do is tell me that they are released and reporting correctly.

have you disputed them recently?  What was the language used in the result? I used the online dispute for. No language used really. Suggestions?

what method did you use to dispute? Online in all cases.

Re: Federal and Ohio State Tax Liens - Released but Equifax

For now, let's tackle the Federal on EQ first.

I know what its like to be ready for it to be over, be patient and this will work.

The state liens aren't all finished yet, let them be on hold until you have all of the expungement letters.

I have found it best not to start trying to get them off until all of the gyrations of new public records die down.

EQ is especially difficult on this, they will record releases as new liens on occasion.

Too many disputes at once online seems to bring back quick verification.

One federal reporting on EQ as released/satisfied.

You have a copy of the recorded federal withdrawal, this will have some recorders office numbers on it that will match the equifax reference number.

You disputed online as vacated/withdrawn/filed in error.

If it came back verified, you will need to dispute again

If you haven't already, you will need to

1. Upload the politely worded letter that I post below.

2. Upload the letter sent to you by the government, it has some pretty wording in it that helps. Highlight the words "You may present the form to any credit reporting agency"

3. Upload the copy of the recorded federal withdrawal.

You may combine them into 1 pdf or upload them separately.  It seems to work either way.

Upload my politely worded letter first.

I am sure some would use a much more strongly worded letter. I know some view this as doing their work for them.

I can guarantee this one has worked for me 15+ times (5 liens 3 bureaus and duplicate reportings).

I have tried uploading only the withdrawal form, this letter works.

I have underlined the parts you will need to match to your current situation.

If anyone is able to get their lien withdrawn prior to release, you need to change the wording a little bit (underlined)

Name: inverse

Address: 123 Any Street, AnyTown, AnyState, ZIP

Last 4 of SSN: XXXX

Reason for Sending Documents:

3 Pages including this cover

Please see the attached letter from the the IRS and recorded withdrawal of filed notice of federal tax lien after release.

You have listed the lien as a public record on my credit report as:

Reference Number XXXXXX

This lien has been withdrawn and as such, should now be removed from my credit file.

The Lien Serial Number XXXXXXXXX is noted in the upper center of the form which matches the original recording and release.

As this lien has been withdrawn, please remove the above public record for County Recorder.

Thank you for your time and consideration.

Dispute confirmation number XXXXXXXXXX

This letter usually gets results online in 24-48 hours.

I have had it take as long as 9 days.

It will be fine if it takes a few days because you are waiting to get all of your state paperwork together.

File the dispute tonight and keep us updated.

When its time for the state, post back here and we can work through it.

I know that it seems like spoon feeding, but I assure you there is a method to this madness and working methodically will make them go away.

While some of them are in the verbiage, dealing with tax liens is a very rigid process and having precise details is always a good thing for getting things resolved.

Thank you all, thnk you Inverse, the Equifax Tax Lien has been removed. It seems that I got a one point gain. I'll take it - not on to the state tax liens. There are three of them.
