680 is the breakpoint where conventional mortgages make sense (cost-effectiveness) FHA goes down to like 580.
Ask a lender for their rate sheet, you'll probably have to walk in someplace to look at it, but worst case when talking conventional look at the Fannie LLPA matrix as that will show the score and DP tiering that the entire conventional mortgage space is underwritten on.
