True, im in the boat where im soooo close to qualifying for a home loan but soooo far at the same. I need 23 points on my mid score in order to qualify for a USDA loan. You say you pulled your scores from myFICO so you know those are accurate and although the TU score here is an older version (TU98) it's still used by lenders. I notice you have an Experian score in your signature. As I just posted on another thread unless you got this from a lender or are a member of PSECU then you don't have a valid EX FICO score.

i suppose I just need to get it pulled again at the end of the month and pray I have the points I need. Any suggestions on score increase quick fixes?

The 2 fastest ways I know of are getting utilization low and adding yourself to an older account that is in excellent shape. But even these tactics take some time because updates have to go through the CRA's.
I know what it's like to want to buy a house but IMO it's better to wait awhile and get your scores and other lending criteria in better shape. Perhaps it might be more in your intersts to wait 6-12 months to look for a house? The higher your scores the less you'll pay in interest over the life of the loan because of lower rates available.

Waiting 6-12 months is probably the best idea however im in a situation where my son is about to enter high school and where we are currently living isnt that nice. I want him to go to a better school. He is athletic and smart, and I dont want him around the wrong crowd if you know what I mean.

So, technically, I have 6-8 months to be in something. I plan to have my FICO scores pulled once more at the end of this month after I pay my CC bill down. If that doesnt give me the points, I am going to put the home thing on the back burner for about 60 days or so. No point in rushing to get in if we cant be in the home by the end of the year--No tax savings.
You really should try not to fixate on scores. It gets expensive pulling from MyFICO frequently. Here's what I do:
I have the USAA three bureau reporting service which I can update as frequently as daily. I use this to look for discrepancies in reporting, and while the scores are FAKO, they provide a little idea of trend (up vs. down). I'm not sure whether you can join USAA or whether non-members of USAA can subscribe through them, but this service is also available at a higher price as "CCT", and is driven from Experian.
I also subscribe through NFCU to the Equifax "Scorewatch" service. This allows two full score reports / year and reports when my EQ FICO score changes, since I know from the USAA service that everything is consistent (or not) across the three CRAs I use EQ as my guide to probable progress.
Be careful trying to buy a service like Scorewatch from any of the CRAs, they will try to sell you something based on "FAKO" scores because those are more profitable for them. Be sure you are getting FICO scores, or make a decision, as I did with the USAA service, to take a service with FAKO scores for other reasons.
I have been looking for a CMS for months. I ended up deciding on Eliminte ID Theft bc it has daily pulls, and I was able to get DH and myself signed up for 17.95 a month - for both of us I think that is a pretty good deal cost wise. The reports are ok - I believe they just use TrueCredit's system through TU.
