The app itch is frustrating but I've stayed the course so far since December.
Received an auto CLI on my highest line, UIECU UIAA Rewards Visa (+$2200) and also received a requested one on my Barclaycard Rewards MC (+$3000).
Current lines are:

Yes it is; I found out that my judgement had been dismissed by the judge and thanks to the rebuilding forum I.was able to send off what I needed to get it removed! I guess getting baddies removed is part of gardening ![]()

Guys, should I tiptoe out of the garden to do an FHA Streamline Refinance on my duplex? My quote has me going from a rate of 6.125% down to 4.25%... I think its worth it to let them pull credit... FHA does'nt require it, but the lender has different requirements

Yes, I would. This is a very legitimate reason to stop gardening. In fact, it could potentially increase your score by lowering your monthly obligations. It's worth the INQ.

Thanks I'm going to follow through with it... I currently have a dispute outstanding with EX due to that judgment that was dismissed... so I indicated to the loan lady that I'd let her pull my scores as soon as that is done.
My payment on that house will be going from 1566.71 down to 1307.29 (estimate). I currently collect over 2k in rent from this house, as both sides have undergone a good bit of updating since I bought the place in 2008. I'm able to charge more now because of the cash that I've invested. A refi will be good for my cash flow I think. I've also worked out a deal with my mom and dad. They have a lot of retirement money earning 3%. I've offered him a deal where he is considering loaning me some cash at 4.0% as a private loan where I pay back installments for the next 48 months. That will knock out my student loan payment of $189 that I've been carrying around since 1999 :/
FYI, I know its never good to mix family and money, but I've borrowed up to 8k from my folks on several occasions in the past and have had no issues repaying the money. I may post a separate topic on this in the "Relationships and Money" forum.
I hate how student loans just sort of sit there and never go away! With the money I'll be saving from the house refi, I'll be able to pay more on the student loan and get it gone before my own kid starts college.
