SO many credit score/fico score questions...HELP please!

Hello!

 

We are attempting to get a home mortgage loan sometime soon (which would be better) or sometime in the future.  We ran my credit and fico score with the mortgage company.  My credit scores are the following:

TU-587, EX-596, EQ-651.  However, my fico score is only a 540.  I do not have any car loans, I have one credit card with a $300.00 limit which has been current for 10 months and has a $10 balance, and then several different student loans from the U.S. Department of Education that are current but total about 24k.  So, it was recommended by the lender what we should start paying off debt. The first thing I did was remove student loan deliquencies off of my credit. For some reason the U.S. Department of Education had my loans on my credit two times one showing deliquency one showing current.   It now shows that I am current on my student loans and I owe 24k.  However, when this updated...my credit score did not improve.  Any thoughts as to why it did not improve?

 

Next, I started to do pay to deletes on all of my derogatory accounts.  On my credit it shows that I have many derrogatory accounts totaling 11k (yes I am learning from my mistakes made in my younger years).  I have done pay to deletes on a total of 5k.  This is a total of 5 deletions.  We are still waiting for the rapid rescores on these.  Has anyone had any experience with rapid rescores and how they work?  I am still having issues understanding how a rapid rescore will fix my credit.

 

 

Last, I had a credit card in which I was an authorized user that is in my husbands name which is a charged off credit card (it went derrogatory).  I called BofA and they removed me as the authorized user on the account.  However, prior to me being removed as the authorized user my credit score was in the 630's for TU.  Any reasons why it would go down?  We assumed that it would go up because I was having a negative removed off my credit.

 

So also worried about if we will even qualify for a loan any time soon.  If we pay off everything that is derrogatory which is possible...can we even raise our FICO score high enough to get a home loan?
